Leisure Village Frequently Asked Questions
What do the HOA dues cover? The monthly fee paid by each homeowner will cover the operation of the Recreation Center and its facilities, security, water, trash pickup, cable TV system, sewer, landscaping & exterior maintenance of your home & greenbelt areas, fire insurance on individual dwellings, real estate taxes and insurance on common areas.
Who is eligible to live in Leisure Village? Any single person who is 55 or over, or any married couple, one of whom is 55 or over.
Can I have visitors stay at my home? Your guests may stay with you up to 3 months per year, and can visit at any time, no matter their age.
Can my guests use the amenities? Your guests are welcome to use the common area facilities, but they must be accompanied by a resident. Children aged 5-17 can swim during the hours of 12:00-2:00. Children under 18 are not allowed in the spa. Children under 18 are not allowed on the golf course or putting green.
What’s the weather like? Camarillo is said to be one of the best climates in the United States. The mean temperature is 72 degrees Fahrenheit.
What medical facilities are nearby? St. Johns Pleasant Valley Hospital is about 5 miles away. Kaiser is about 5 miles away. St. Johns Oxnard Hospital is about 11 miles away.
What are the homes like in Leisure Village? All of the homes in Leisure Village are one-story with either 1 or 2 bedrooms. Some have a den and/or a formal dining room. The square footage of each unit ranges from 866 to 1850. Most are duplexes, triplexes, and four-plexes, although there are some stand-alone units. Commons walls were built with an “airspace” between units so you do not hear one another. Most of the homes in Leisure Village have a 1-car garage, but there are some 2-car garages and carports. They were built between 1977 and 1982.
Do I pay a fixed monthly charge for my electric utilities? No; every home has its own meter, so you will only pay for the amount of electricity you use.
May I rent my home to others? Yes, It is your property and you may rent it to whomever you wish, as long as the tenant is 55 or older and the tenancy is in compliance with the C.C.& Rs’s.
Where do I put my trash & how often is it picked up? There is a receptacle in the ground in front of each home where residents put their trash. It is picked up weekly on Fridays, and the fee is included in your monthly HOA dues. Recycling is picked up every other Friday. Some people have blue trash receptacles, and others just put their recycling in a bag next to the underground trash. They will take as much trash as you put out without any additional fees.
What are the rules about pets? Residents may have up to 2 pets. There are no size or weight restrictions. When you take your pets outdoors, they must be on a leash. Residents must pick up the droppings.
How many people can live in a home in Leisure Village? The HOA fees cover up to 2 people. There is an additional charge per person.
Can I make changes to the interior of my home? Yes, you can repaint, put in new flooring, remodel the kitchen and/or bathrooms, at your own expense. Exterior maintenance and painting is included and covered by your monthly association fee.
Is there public transportation available? Camarillo has a train station with Amtrak & Metrolink services, Vista County Bus service (round-trip to the Oaks Mall), and CAT shuttle (Vons, CVS, Ralphs, Trader Joe’s & Target shopping centers on Tuesdays).
How close is Leisure Village to metropolitan communities? It takes less than an hour to get to Los Angeles (south) and Santa Barbara (north).
How close is Leisure Village to the Pacific Ocean? The Pacific Ocean is approximately 10 miles from Leisure Village. There is a marina offering boating facilities within 20 minutes of Leisure Village.
Are residents allowed to form their own clubs in Leisure Village? Yes; residents are encouraged to set up and take an active part in the various clubs under the guidance of the Recreation Department.
Are solicitors allowed in Leisure Village? Leisure Village maintains a 24-hour security gate. No visitors or salespeople are allowed without permission.
What are the parking rules? All homes in Leisure Village have either 1 or 2 car garages. You may park your car in your garage, in your driveway or on the street. If you have an oversized vehicle (boat, trailer, camper, RV), there is a 4-acre, gated site in Leisure Village with a wash rack that you may use at no additional charge.
Where can I golf? Leisure Village has a par-3, 18-hole golf course which residents can play on for free. There are 10 other regulation-size golf courses in the surrounding area.
